A buyer's checklist for verifying RERA registration
A live RERA registration number is the minimum bar for any project you're evaluating — but it is a starting point, not a guarantee. The registration confirms the project is on record with the regulator; it does not confirm the developer is delivering on the timeline they've promised.
Before treating RERA registration as a green light, check three things: the promised versus actual completion date on the state RERA portal, the developer's litigation history on the same portal, and whether the project's escrow account details match what's disclosed in the sale agreement.
None of this replaces a site visit and a conversation with an independent advisor — but it filters out the projects that shouldn't get to that stage at all.
